Condo and Townhome Insurance on the NC Coast: What Your HO-6 Really Covers

Condos and townhomes on the North Carolina coast are insured differently from a single-family home. Two policies are usually in play: the association's master policy and your own HO-6. Knowing where one ends and the other begins is how you avoid a gap after a storm.

Your HO-6 vs. the association's master policy

Your association carries a master policy that covers the building structure and shared common areas. It does not cover the inside of your unit, your belongings, or your personal liability. That is what your own HO-6 policy is for. Master policies come in two broad types: a "bare walls" version that stops at the studs and framing, and an "all in" version that includes original fixtures and built-ins. Ask your association which one it carries, because it decides how much interior coverage you need on your HO-6.

What an HO-6 covers

  • The interior of your unit: drywall, flooring, cabinets, and any upgrades or improvements you have made.
  • Your personal property and belongings.
  • Personal liability if someone is injured in your unit.
  • Loss of use if a covered loss makes the unit unlivable.
  • Loss assessment, which helps if the association bills unit owners for a shared covered loss.

Loss assessment is easy to overlook. Many policies include only a small default amount, and raising it is usually inexpensive, so it is worth reviewing given how shared coastal buildings are exposed to storms.

Wind and hail on a coastal condo

On the coast, windstorm coverage is the part people miss. Even when the association's master policy insures the building for wind, your interior improvements and personal property still need wind and hail coverage under your HO-6. If standard carriers will not write wind in your area, that coverage may come through the North Carolina Beach Plan, the state's wind and hail option for coastal properties.

Flood is separate, and it matters at the coast

Flood is never part of a condo or homeowners policy. The association may carry a flood policy on the building, but that does not cover your belongings, and often not the full value of your unit's interior. A separate flood policy protects your contents and interior, which matters most for ground-floor and oceanfront units. Beach condos in places like Carolina Beach and Kure Beach are a good example of why this coverage is worth carrying.
