Coastal NC Hurricane Season Prep: The Insurance Checklist to Do Now
On the coast of North Carolina, hurricane season officially runs June 1 through November 30, and the busiest stretch for our area tends to be late summer into fall. The most important thing to know about storm insurance is simple: the time to get your coverage right is now, well before a storm has a name. Once a tropical system is named, most carriers stop making changes (more on that below), so a July checklist is worth far more than a September scramble.
Here is what we walk our Brunswick, New Hanover, Onslow, and Pender county clients through every summer.
1. Confirm you actually have wind and hail coverage
Many coastal homeowners are surprised to learn that a standard homeowners policy can exclude windstorm, with wind and hail carried separately, often through the North Carolina Coastal Property Insurance Pool (commonly called the "Beach Plan"). 2. Know your named-storm deductible
Coastal wind policies often carry a separate named-storm or hurricane deductible that is calculated as a percentage of your dwelling coverage rather than a flat dollar amount. Because it is based on your home's insured value, it can add up to thousands of dollars. Pull your declarations page and check yours now so there are no surprises. 3. Add flood insurance, and mind the waiting period
Wind and flood are two different perils with two different policies. Your homeowners and wind coverage will not pay for rising-water or storm-surge damage. That requires a separate flood policy. Just as important, a new flood policy typically has a waiting period before it takes effect, so buying when a storm is already offshore is usually too late. 4. Document your home before the storm
- Take date-stamped photos and video of every room, the roof, and the exterior.
- Save receipts and serial numbers for major items.
- Store copies in the cloud or email them to yourself so they survive the storm.
Good documentation is the difference between a smooth claim and a frustrating one.
5. Review your coverage limits
